Understanding your Assets
To maximise the performance of your property portfolio, you first need to understand the current state and potential of your assets. Whether you want to improve the energy performance of a specific building as part of a wider strategy, or are considering the purchase of a new asset, Resero will provide the data and expert advice you need to make informed decisions. We use the latest technology, coupled with bespoke analytics and intelligent engineering consultancy, to optimise the operational performance of buildings.
ASSET REGISTERS
An asset register is a comprehensive record of all the mechanical, electrical, and public health (MEP) services within your building. The register details essential information pertaining to MEP assets including condition, location, with accompanying photos, as well as details of manufacturer, model, and age. Using EDGE APM software, our asset registers map against RICS New Rules of Measurement (NRM) and BESA SFG 20 frameworks, enabling seamless workflows with partner surveyors and engineers.
Asset registers are the foundation of our ability to undertake further technical and cost data analysis of your building, including a planned maintenance report or net zero cost plan.

MEP CONDITION SURVEYS + COST PLANS
Resero provide investment grade MEP commercial property condition surveys, typically supporting either the pre-acquisition, or vendor, process. Our condition surveys identify life expectancy of the main equipment items and inform life cycle cost planning.
We can prepare 5-10 year cost plans associated with the MEP services in a building as part of the pre-purchase or due diligence stage so you can be better informed from the outset.

ENERGY PERFORMANCE MONITORING + BENCHMARKING
If we have access to relevant energy data, we look to undertake periodic reviews to establish patterns of energy usage and to map your building against operational benchmarks of environmental performance. As part of our technical asset management services, we utilise our building knowledge to understand drivers to change and identify opportunities for improving energy efficiency.
In the UK, a building cannot be rented unless it meets minimum energy efficiency standards (MEES). Resero can validate the existing energy performance certificate (EPC) against the new methodology and prepare a new EPC if required. We can also prepare cost plans on any improvements required to gain a higher EPC rating as part of our net zero carbon pathways.

EPC MODELLING
Every EPC produced requires a building energy model to be created, which can be done in one of two ways – a simplified building energy model (SBEM) or a dynamic simulation model (DSM). An SBEM is built purely for the purposes of producing an EPC, whereas a DSM offers far greater detail and accuracy. Whilst it can generate an EPC, it can also be used for a wide range of asset management purposes, such as BREEAM calculations and climate change modelling. DSM models are rightly more expensive but offer flexibility and long-term asset management capability, we like to refer to them as 'investment grade' rather than compliance only.
