One of the Resero team will conduct a site visit to review documentation and records, undertake a visual inspection of all plantrooms and mechanical, electrical, and public health (MEP) assets, and review any building management systems (BMS). We then complete a desktop review of existing service records available on the M&E contractor or client's preferred CAFM system(s).
To ensure uniformity of reporting, our audit reports are produced through a tailored software solution. Using a red, amber, and green (RAG) rating system, we score the M&E contractors against their contract terms – including both statutory and non-statutory maintenance tasks. Where energy data has been provided, we will also include periodic reviews of energy performance within our reports.
These audits allow us to monitor contractor performance at both a site and portfolio level. Which in turn helps to compare M&E contractors when making decisions throughout the tendering and contract agreement process.

Mobilisation or onboarding is an often overlooked aspect of contractor management. At Resero, we undertake a rigorous handover process, to ensure the contractor has a clear understanding of all maintenance tasks, and that the maintenance regime captures all assets and building services.
During the mobilisation period, there is typically a requirement for the incoming M&E contractor to produce a dilapidation or condition survey report. In the event that the contract includes a comprehensive or semi-comprehensive element then these condition surveys form the basis of any agreement as to which assets may fall outside the comprehensive deductible i.e. due to age, condition or obsolescence.
Resero is able to review and validate these on your behalf to ensure that exclusions are fair and justifiable.
