THE TASK

Resero was asked to investigate the high energy spend in a modern office block in the centre of Manchester. The building had a ground source heat pump installed and the client reasonably expected efficiency savings with this type of installation. Checks showed there were no obvious faults with the system so a different approach was needed.

OUR APPROACH

We converted a simple building model, used to create an energy performance certificate, into a dynamic simulation model. This can only be done by someone with advanced understanding of both types of software and is rarely done in the sector.


The company’s extensive mechanical and electrical engineering expertise was then able to adapt and match the model to what was happening on the ground. This revealed a number of inconsistencies in the resulting data which helped target on-site investigations.


OUTCOMES

The discovery that the building management system had been set up incorrectly. It required a few simple adjustments to the system to correct it. Once corrected there was a 21% reduction in overall kWh over the comparative period and a saving of more than 100 tonnes of carbon emissions.


This resulted in an 8% decrease in costs (a saving of £21,579.70).


The model created was then able to be used again to support a feasibility study for installing photovoltaic (solar panels) panels on the building.
